sacramento short sale: The Condition of Your Sacramento Short Sale Home Matters - 04/28/15 01:02 AM
There are times in this business when I'm tempted to tell a potential short sale seller: why don't you just light the thing on fire and be done with it? But I don't advocate arson nor any illegal activities, so, even if those thoughts pass through my brain, not all of them make their way out of my lips. I do understand discretion. Plus, I don't want to alienate a potential source of business, yet on the other hand, something needs to be done with some of these short sales in Sacramento to make them more presentable to home buyers.
You can … (5 comments)

sacramento short sale: An Abysmal Chase HELOC Short Sale in Sacramento - 08/01/14 01:56 AM
It's always a pleasure to complain about a Sacramento short sale after it closes because it's payback and release time for the crap that some banks like the Chase HELOC short sales put us through. Just yakking about the complications and how I handled them helps me to move past the crisis and get on with my other life as a Sacramento real estate agent and scratching post for 3 cats.
Of course, it also opens a can o' worms for other short sale agents all across the country to then call and leave lengthy voice mail messages on my cell, … (7 comments)

sacramento short sale: Why Agents Work on a Short Sale When Sacramento Short Sales are so Few - 05/13/14 10:36 AM
Somedays you just get lucky. You're in the right place at the right time. Like when I moved to Sacramento many years ago and went back to selling real estate. Right place, right time. Look at yesterday, I had hopped over to Macy's at the downtown Sacramento mall for a needed errand. Wow, is that place deserted. I stopped by the Eileen Fisher department, just as a stroll by, and holy cow on the sale rack was hanging a beautiful pair of black straight-leg skinny pants, bearing a tiny paisley print. It was in my size, too. Luck.
Originally $248. On … (0 comments)

sacramento short sale: Don't the Big Things Get You Down in a US Bank Sacramento Short Sale - 04/17/14 03:58 AM
Not only should a real estate agent not let the big things get her down in a real estate transaction -- a short sale with US Bank notwithstanding -- she should not let little things bother her either. People have asked me how an agent can stay positive while wallowing in a sea of negativity. First thing, is get the hell outta that sea and leave those losers behind to drown. It's not your job to save everybody.
Second, align yourself with a bright future and keep your eyes on the horizon, adjusting and tweaking your path as it becomes necessary. … (4 comments)

sacramento short sale: The Length of Time for a Sacramento Short Sale - 12/09/13 12:33 AM
In the time it has taken me to write a blog on my business website, insert links, upload a photograph, and write about the length of time it can take to close a Sacramento short sale, MetroList still is not working. This is a horrible thing for a Sacramento real estate agent, not being able to access MLS. This is like the sky falling down. Why don't you just shoot me now and put me out of my misery?
That's how some people feel about a short sale, believe it or not. Read more in my personal blog today on my … (1 comments)

sacramento short sale: Struggling with that Short Sale Hardship Letter? - 12/03/13 11:34 PM
After I finish telling sellers in Sacramento all of the things that I do for them in a short sale, including how they should not send any documents to the bank or have a reason to correspond / chit-chat with the bank during the short sale because I take care of all of that for them, I add that I get paid the same as if it was not a short sale. I get paid just like it was a regular transaction, in which all I did was simply bring together a buyer and a seller to agree on price and … (8 comments)

sacramento short sale: A Vase of Daisies Can Brighten Even the Worst Sacramento Short Sale - 08/10/13 01:22 AM

I was fidgeting with the F-stop when I shot this photo of daisies freshly plucked from my yard in Land Park. I'm always looking for new ways to tweak my photos, especially of homes that I sell in Sacramento. Photos are the key to every listing. You can be a terrible real estate agent who takes great photos, and you'll be a success. Of course, it's better to be a great Sacramento real estate agent who can shoot beautiful photography. I use the daisies to illustrate a rather sad story about a Sacramento short sale. Because there's always a bright … (4 comments)

sacramento short sale: The Biggest Problem Facing Sacramento Short Sales Today - 07/04/13 02:21 AM
Short sales are fluid and constantly changing. What was true in a Sacramento short sale yesterday might not be true today. There are movements, though, that can be predicted. A movement I noted in January and everybody seemed to have pooh-poohed is the fact that short sales are slowing down. There are fewer short sales on the market because there are fewer short sales, period. Of course, this is the time that everybody and her uncles are gearing up to do short sales, courses in short sales are exploding on the real estate scene, banks are revamping how their borrowers are … (8 comments)

sacramento short sale: It is Raining in Sacramento at the End of June But Short Sales Go On - 06/24/13 03:02 AM
My favorite day of the year is June 21, because it is the longest day of the year. It's like summer goes on forever. After June 21st, the days get shorter and shorter and shorter until before you know it, it's raining all of the time and you've got to cover up the cactus plants before they freeze. I am just not a winter person. I am a summer person.
Sunshine, lollipops and rainbows and oh, yeah, a short sale that just needs one more kick in the rear to get moving to closing. I am a Sacramento real estate agent … (3 comments)

sacramento short sale: Is it Possible to Guarantee a Sacramento Short Sale? - 06/04/13 04:37 AM
There are some short sales on the market in Sacramento that will never close because they were not a short sale to start with. A willing seller most likely called an agent to say she wanted to do a short sale, and the agent said OK without ever qualifying the seller for a short sale, and plopped that home on the market.
I can tell you which short sales are likely to close and which are not just by looking at who has the short sale listed and the type of financing involved. But that's because I make it my business … (1 comments)

sacramento short sale: How to Tell if That Sacramento Short Sale Will Close Escrow Or Blow Up - 05/20/13 03:54 AM
One of the really great things that happens to a Sacramento real estate agent when she answers her phone is the fact she gets to talk to a lot of different people during the day. Often, the people I speak to, for example, offer up interesting fodder to discuss in my blog. Of course, I would never put any personal information about anybody into my blog. If people see themselves in my blog, it is possible they are reading too much into it. Makes me think of Carly Simon, I bet you think this blog is about you.
But it's not. … (4 comments)

sacramento short sale: The New Wave of Short Sales to Hit Sacramento - 05/10/13 01:27 AM
Words that no agent who is in the middle of a short sale ever want to hear from a seller is: "Do you think I should do a loan modification?" Because a seller can't do both. It's either a loan modification or a short sale. Some sellers who started a short sale in Sacramento, say, oh, 6 years ago, and switched to a loan modification are now realizing they did not make the best possible choice for themselves and their family.
They got suckered into a loan modification that does not reduce the principal balance and they still owe all of … (4 comments)

sacramento short sale: Why Should a Sacramento Short Sale Agent Get Paid and Not the Seller? - 05/08/13 12:04 AM
I sometimes try to crawl inside other people's brains to see how they think. It's fascinating. People, all by themselves, are fascinating. In fact, the more I learn about other people, the more I wonder how anything in this world is capable of operating smoothly in any sense or fashion. Because everybody is messed up in some weird little way. Some people have huge problems, and others have tiny twisted crap, but we all have our own idiosyncrasies.
Not to mention, if I can figure out how a person is communcating and what makes that person tick, I can better communicate … (5 comments)

sacramento short sale: A New Agent and Sacramento Short Sale Approval Delays Increase Prices - 05/06/13 03:32 AM
I received an email this morning from an enterprising woman who just got her real estate license in Sacramento. Apparently, she is combing through the Master's Club records for last year and emailing real estate agents who attained that status to ask for advice and words of wisdom. That's a pretty smart thing to do. Although, I don't know if I would, as a new agent, use Master's Club as a qualifier. To qualify for and get into Master's Club, an agent in Sacramento has to sell $3,000,000 and close at least 8 deals. That's not very much. But that's easy … (4 comments)

sacramento short sale: Do Sacramento Real Estate Agents Have a Right to Go On Vacation? - 05/05/13 02:54 AM
Sometimes people wonder how I can remember the things that I do, but it's probably because I take each file personally. I etch my files in my brain. No client falls through the cracks or is ignored. I don't sort my service by sales price. Each of my sellers in Sacramento receives individualized attention, and I touch each of my files almost daily. I'm like a mother hen with my listings. No matter where I am or what I am doing, I take care of my clients. I receive support from my team members, but I personally take care of my … (6 comments)

sacramento short sale: Why Did the Chicken Cross the Road in a Short Sale? - 04/02/13 04:04 AM
There are reasons for everything in a short sale, even the things that don't make sense have a reason for not making sense. Even if the ultimate reason doesn't make sense. Does that make sense to you? If so, you'll fair well in the land of short sales. If not, you may as well get it out now because it only gets worse.
We short sale agents all know the frustration of who's on first. And who's on second? And third? And by the time all is said and done, we want to do the Curly two-finger poke in their eyes. … (5 comments)

sacramento short sale: Your Ticket to a Stress-Free Sacramento Short Sale is Your Agent - 03/17/13 01:29 AM
Just ask Pica the cat. Or, as our pharmacist likes to call him: Peeeeeeeeeee-KAH.
I have written a story today about my cat, Pica, and Prozac. Cats can get stressed, and a short sale can stress them out. All pets can get stressed. I was in Roseville this weekend listing a home that was not a short sale, and the sellers have 3 little dogs who are the cutest little guys ever. They didn't come up to my ankles, and their tiny bellies almost dragged the ground. They sprang into the air as though they were jumping around on a trampoline … (2 comments)

sacramento short sale: Buying a Sacramento Short Sale With Two Loans Is Not a Problem - 02/16/13 01:22 AM
"Oh, I dunno, dose two loans on a short sale dere, sounds like we should pass." That's what an agent told me yesterday! I could not believe my ears. They would and probably did tell their buyer not to make an offer on a short sale in Sacramento based simply on the fact that it involved negotiating two loans. Did we suddenly fall back to 2006 in a time warp? Two loans on a short sale is not the monstrosity that some people evidently believe. But there is a new glitch about to engulf us coming up on the horizon. Cathy … (3 comments)

sacramento short sale: Does Your Short Sale Suffer From The Butterfly Effect? - 02/07/13 02:30 AM
When I look through my inventory of closed short sales, and believe me, I have closed a lot of short sales over the years, hundreds, I am amazed at the number that were problematic. Now, you'd think that after all of these years, this Sacramento short sale agent would have short sales down pat, but that's not how short sales work.
You don't close one and then think you know everything about them. In fact, the truth is the more short sales you close, the less you really know because they are all different. What you do know is to expect … (4 comments)

sacramento short sale: The Best Part of a Short Sale Closing - 12/30/12 03:37 AM

Chris Ann Cleland wrote a blog about how an agent in her office views closing a transaction. It inspired me to write a blog this morning about what happens at closing for a Sacramento short sale agent. I had a bunch of closings on Friday and a bunch more will close on Monday. It's year end for the short sale business and many sellers want to close before January 1. Some are worried about taxes because of the mortgage debt relief expiring. Some are worried just to worry because it's in their nature to worry.
