The month of December is shaping up to be an excellent month for closing Sacramento short sales. It's not my best month all year, but 11 or 12 closings this month ain't shabby. Oh, I've read the reports that show the median sales price inching upward but that doesn't mean a whole heck of a lot in the overall scheme of things. Prices can easily fluctuate, especially on a per-square-foot basis, from month to month. Some of it is seasonal. Some of it depends on inventory numbers. People forget that when you are comparing 3 homes, the median price is always the middle.

But I have a Chase Bank short sale at the moment that seems to reverse course depending on which way the wind blows. Most of my short sales do not go on for years. They don't even go on for months and months. The bulk of my short sales, even those short sales at Bank of America, tend to close within a reasonable period of time. I've closed HAFA short sales in 3 or 4 months, and some of the Freddie Mac HAFAs much faster than that. But when I'm looking at a Bank of America HAFA short sale, it just doesn't happen that way.
