sacramento short sales: Proof that Bank of America Listens to Short Sale Agents - 02/01/12 01:04 AM
If you're not part of the solution, you're part of the problem. There is very little in between. Especially when it comes to short sales. As a Sacramento short sale agent, I close a lot of short sales. Our market is inundated with short sales. I've been specializing in short sales for 6 or 7 years now. As a result, I close a lot of Bank of America short sales.
In fact, I am very familiar with how Bank of America processes its short sales. I do whatever it takes to help Bank of America. Not because I am a stockholder … (5 comments)

sacramento short sales: The Long Road to a HAFA Short Sale Closing in Sacramento - 01/27/12 02:21 AM
Some short sales will forever stick with this Sacramento short sale agent because the sellers are such delightful people. In the end, it's all about helping the seller. And sometimes I work with sellers whom I suspect would be raked over the coals if their situation fell into less than honorable hands. There are some people who make me want to take extra special care of them; I feel protective. Like my recent HAFA short sale closing for this elderly couple in their 80s. They reminded me of my grandparents, long gone.
The first buyers who committed to buy this short … (7 comments)

sacramento short sales: Elizabeth Weintraub to Talk About Short Sales on Sacramento Public Access TV Tonight - 01/25/12 01:31 AM
There are times in which I will behave myself. Not always, you can count on that. But when it's important, I can manage to do it. I step up to the plate. And I pride myself on that ability. After all, I am a Sacramento short sale agent. This means in today's market I possess super powers.
Don't believe me? You try closing a few short sales yourself and see what you're up against. It used to be a lot easier. I'm not sure what happened but lately it's the super powers that do the closing, not me. By super powers, … (13 comments)

sacramento short sales: About Gaming the System in Sacramento for a Short Sale - 01/24/12 02:53 AM
Every once in a while, I run into a client I have to reject. You'd think that as a successful Sacramento short sale agent I would want to work with everybody in Sacramento, but I don't. I don't respect people who would lie, cheat and steal. Sorry -- I'm not an asshole politician and I don't have to put up with that crap.
It's not a judgment call thing, if that's what you are thinking. Because people who would lie, cheat and steal expect others they hire to lie, cheat and steal right alongside with them. I don't live my life … (6 comments)

sacramento short sales: Why Are Those Sacramento Short Sales on the Market for So Long? - 01/13/12 03:25 AM
Thanks to Melissa Zavala this morning, she gave me inspiration for this blog. I woke up late, thinking about what I will say tomorrow when I tape a TV show. It's a community outreach program on cable. The producer wants me to talk about short sales. I told him I will lay it on the line. I might say things that go against the norm. There is no sugar coating from me. I'm very opinionated. I'd also like to believe I am informed, especially since I closed almost 100 deals last year.
As a Sacramento short sale agent, I see people … (5 comments)

sacramento short sales: Elizabeth Weintraub is Your Sacramento Short Sale Agent - 01/10/12 02:47 AM
The problem with closing so many escrows is my inventory dwindles. Happy sellers, yes. But if I keep this up, I'll be out of business! This happened because I went to Hawaii for 3 weeks and asked my potential new sellers if they minded waiting for me to get back. If they didn't want to wait, I could have listed their homes while I was on vacation (*yes, I do have systems in place for that), but they agreed to wait.
Now, I see the fallout of what happens when I don't regularly take new listings over a 3-week period. Especially … (5 comments)

sacramento short sales: The Aloha for Short Sales - 01/02/12 04:05 AM
Let's just jump right into 2012, shall we? I imagine it's my kickback, low-key vacation that made me say that to an agent yesterday. While others are nursing champagne hangovers, I'm dealing with offers on my short sale listings while still on vacation in Hawaii.
We changed hotels yesterday and are now at a property featuring private bungalows on the beach. Waves rolling to the front door. Palm trees in the sand shading our patio. Green turtles asleep on lava. I could certainly get used to this lifestyle but I won't because soon I will be back to Sacramento and into … (9 comments)

sacramento short sales: Is it True That You Get What You Pay For? - 12/22/11 03:54 AM
When you get crummy service people often repeat that you "get what you paid for." They mean you didn't pay enough to get good service. There are some things that if you pay enough for people to fawn over your every need, they will. My husband hates being fawned over. I don't mind it so much because I don't expect people in the service industry, for example, to behave like real human beings. My expectations are lower than that. There is a big difference, though, in the type of service you get when you are willing to pay more for it.

sacramento short sales: 2012 Real Estate Predictions by Elizabeth Weintraub and a Fixer Short Sale Story - 12/18/11 03:49 AM
I spent most of yesterday working on my 2012 Real Estate Predictions for About.com. This article should have been written and posted more than a month ago, but I've been pretty swamped with Sacramento short sales lately. I knew if I didn't get this published online before I go on vacation, I would never forgive myself, so yesterday I dropped everything and punched it out.
Well, I did receive an offer for a listing that I should not have received. I probably have 20 offers for this Sacramento short sale. It's been listed for a long time, which is unusual for … (3 comments)

sacramento short sales: Even Investors Can Qualify To Do a Bank of America Cooperative Short Sale and Get Cash - 12/10/11 03:08 AM
Today I would like to talk about a Bank of America Cooperative Short Sale. This is an under utilized program offered by Bank of America for sellers of short sales. In some states, such as Florida, it's really ramped up. But in others like California, especially in Sacramento, there are very few real estate agents who seem to know about it. As a result, many are not offering this program to their short sale sellers -- because they don't know how to do that kind of short sale or even that this opportunity exists.
The beauty of the Bank of America … (15 comments)

sacramento short sales: A Sacramento Lawyer Might Not Want to Hire Herself as a Client to Buy or Sell a Short Sale - 12/09/11 01:42 AM
Some people are so busy being a pompous ass that they can't listen when you try to tell them good news. They want to hear the sound of their own voice and not yours. If they would just quiet down for a moment, they might find out important information about a Sacramento short sale.
But this is the thing about talking to people from the public. Odds are some of them are jerks. They are the kind who will cut in line at the grocery store and then ram the cart into your back. They can't win with you because if … (4 comments)

sacramento short sales: This Sacramento Short Sale Agent is Very Sorry if You Have to Close in December - 12/07/11 01:40 AM
Closing escrow in December is a tough time of the year. Right now, many of my short sale approval letters call for a closing in January, which seems to work out better all around for sellers and buyers. It doesn't work out so well for real estate agents and mortgage brokers. That's because many of those people want the money NOW. And they want the closed inventory to reflect on the end-of-year sales for 2011. Can't blame 'em for that attitude.
Looking at from a practical viewpoint, though, through the eyes of a seller or a buyer, who wants to move … (1 comments)

sacramento short sales: What Ray Bradbury Taught Me About Sacramento Short Sales - 12/02/11 02:06 AM
I have solved several online woes this week. Because my life is basically online these days, what I do online has a great effect on me. But there are people who dismiss the online world in its entirety. Who did I read yesterday who said the internet was nothing but air? Oh, yeah, Ray Bradbury. Did you know he is still alive? Yup, another who is not dead yet. At age 91, Bradbury is allowing Fahrenheit 451 to go digital. There is something satisfying in that, which is also deeply disturbing.
I have a soft spot in my heart for Ray … (6 comments)

sacramento short sales: What is the Short Sale Buyer's Agent Entitled to Know About that Sacramento Short Sale? - 12/01/11 01:37 AM
Somebody asked me the other day how I handle the madness inherent in Sacramento short sale sales. Because there is madness. People are nuts. And I'm not just talking about myself. Other agents are always good for a chuckle, too. I'll tell you my secret. I do two things to maintain my sanity in the world of short sales:
1. Keep my sense of humor
2. Lower my expectations
Everybody wants to be right. I let them be right. Even if they are wrong. It's no skin off my nose to let them be right. Sometimes, I get emails from clients … (9 comments)

sacramento short sales: How Often Should You Call That Sacramento Short Sale Agent to Ask About Approval? - 11/29/11 02:50 AM
You know the scenario. You're driving along with the kids in the back seat who are poking and prodding each other, "Mooooommmm, he kicked me." Did not, did not. "Mooooommmm, he's touching me!" I'm sitting waaay over here. And then pretty soon you get the whine, "Are we there yet?"
You look out the window. The car is still moving. Your hands are on the wheel. Does it look like we're there yet? No, it doesn't. Because that would require the car to be parked.
I don't have any kids. But I used to be a kid, believe it or not. … (11 comments)

sacramento short sales: Why This Elk Grove Short Sale Had to Sell 5 Times - 11/21/11 04:34 AM
Real stories about real Sacramento short sales brought to you by your Sacramento short sale agent, Elizabeth Weintraub. For every dragged out, convoluted, problem-child short sale in Sacramento, there are typically 2 or 3 that close with very few delays. For obvious reasons, though, those stories are not as interesting as the short sales that cause anxiety and pain.
Two Elk Grove short sales that closed the week before last went off without a hitch. We didn't have any problems with the sales prices, which is generally because we have priced the short sale correctly. Of the four that closed last … (3 comments)

sacramento short sales: How Sacramento Buyers for a Del Dayo Pool Home Lost Their Short Sale Opportunity - 11/20/11 04:09 AM
Real stories about real Sacramento short sales . . . brought to you by your Sacramento short sale agent, Elizabeth Weintraub.
There are home buyers in Sacramento who think short sale sellers are desperate. I don't know why or who feeds them this nonsense. But I have had buyer's agents send me offers that don't have a chance in a blue moon of ever being accepted, and I wonder why they do it.
I suspect some of the agents simply want to teach their buyers a lesson without being the bad guy. These agents have probably been in the business long … (9 comments)

sacramento short sales: The Cowboys and Cowgirls of Real Estate Sell Short Sales - 11/19/11 03:49 AM
I just received a fan-email from an agent in her 70s. I think she's from New York. Said she had been spending the day yesterday reading my stuff on short sales on About.com, because she now needs to service these types of listings. She offered me a play on words: deed-in-lieu of foreclosure or Elizabeth Weintraub in-lieu of CRS course. I think what she meant was in-lieu-of CDPE.
Agents should get training from a multitude of sources, but the most important place to get training, it turns out, is sometimes from yourself. From experience. I learn from myself all of the … (7 comments)

sacramento short sales: Don't Hate Me Because I Sell Sacramento Short Sales - 11/14/11 02:19 AM
I am a Sacramento short sale agent, and I am proud of what I do. The services provided are such that not every agent can or wants to do it. But I don't want to be hated for it. The thing is when a person is successful in the real estate business, automatically there are agents who build up an intense hatred because they, themselves, are not successful. It's the weirdest thing ever.
I know there are agents in Sacramento who are very unhappy when their seller fires them and hires me. I don't call these sellers; I don't solicit the … (1 comments)

sacramento short sales: Goofy Questions About Sacramento Short Sales Shows an Ignorance - 11/12/11 02:49 AM
If you don't know how to evaluate the answer to a question, why do you ask it? That's what I'd like to say to buyer's agents who call to fire off questions like a machine gun. As a Sacramento short sale agent, I can appreciate the fact a buyer's agent wants to make sure that their transaction will close. A buyer's agent doesn't want to work for free, plus they want to protect their buyers.
The fact that they are asking me all those questions tells me two things. First, they don't do enough in short sales in Sacramento to know … (9 comments)
