sacramento: Emergency Land Park Community Association Meeting Tonight - 12/17/08 01:24 AM
Perhaps the meeting is in response to the Land Park survey results sent out last month, although I don't see that item listed on the agenda; however, the Board of the Land Park Community Association has decided to hold a meeting tonight. It was announced shortly after midnight last night via email. The president of the Land Park group works in my office, so I most likely see her this morning to find out what is going on. A meeting announcement such as this is unusual.
There is a director position to fill, but given the hotbed of contention, it would … (5 comments)

sacramento: Sacramento Pest Inspectors Police Themselves -- California Pest Inspections Should be Questioned - 12/16/08 01:04 AM
In California, pest inspectors approve their own work. On the surface, you might assume that it makes sense for a pest inspector to sign off on a job -- since the inspector knows what to look for and all, but when you dig a little deeper, it seems a bit insane. This is how it works: first, the pest inspector looks for termites, powder post beetles, dryrot and so forth in the home. If the pest inspector finds damage, he or she issues a report describing the work that needs to be done. Then the pest company typically subcontracts the structural … (13 comments)

sacramento: Sacramento's First-Time Home Buyers Face Stiff Competition - 12/10/08 01:10 AM
Sometimes visitors come to my web site, sign up to receive daily emails containing new listings, and they never respond to the personal email I send them. I don't believe in generating automatic responses because I want visitors to know that if they have taken the time to poke around my site, read some of my articles, look at Sacramento market trends or watch virtual tours of homes for sale in Sacramento, they deserve a personal welcome from me. But, when I ask them to be more specific about what they want or offer to help them, half the time they … (13 comments)

sacramento: Come to the 77th Christmas Tree Lighting Ceremony at the Capitol in Sacramento - 12/07/08 01:38 AM
California's annual 77th State Christmas Tree Lighting Ceremony, themed "We Celebrate," is scheduled for Tuesday, December 9th at 4:30 PM. The ceremony begins on the West steps of the State Capitol building, with the official lighting of the tree at 5:15.
In partnership with CaliforniaVolunteers, Gov. Schwarzenegger and First Lady Maria Shriver are asking for food contributions to support WE Can Holiday Food Drive. You can bring your food donations to the West steps of the Capitol; after the celebration, donations can be dropped off at the North entrance to the Capitol.
We've got entertainment at the ceremony, too. Rick Springfield … (7 comments)

sacramento: Loan Modifications and Workouts Offered at Sacramento Convention Center - 12/05/08 01:47 AM
As I read this morning's paper that more than 1,200 home owners attended the Hope Now Workshop yesterday at the Sacramento Convention Center, I feel good about the process. However, the other facts such as nationally, three million home owners lost their homes in 2006; California foreclosures have reached 275,000 since 2007; and in northern California, in the counties of Amador, El Dorado, Nevada, Placer, Sacramento, Sutter, Yolo and Yuba, more than 29,000 home owners have lost their homes since 2007 to foreclosure, the number of people who are actually able to avoid or stop foreclosure seem abysmally small.
This Sacramento … (11 comments)

sacramento: Would You Like to Buy an Anatolia Short Sale Home in Rancho Cordova? - 12/04/08 01:34 AM
If you've always wanted to buy a Tim Lewis home in Anatolia, now is your chance. For home buyers who have been priced out of other homes in the Sacramento region, the city of Rancho Cordova offers plenty of opportunities to buy a newer home. There are huge swaths of undeveloped land south of Highway 50 that most likely will be developed over the next decade, so the time to buy a home in the path of progress is right now. Prices are low and interest rates are hovering near 5%.
This home, offered as a short sale, boasts more than … (10 comments)

sacramento: Need a Loan Modification in Sacramento? Come to the Convention Center on Thursday! - 12/03/08 01:18 AM
You don't have to be behind in your mortgage payments to attend the free HOPE Now workshop at the Sacramento Convention Center on Thursday. Everybody is welcome to attend. On the verge of default or a notice of default already filed? Doesn't matter. Just come. You can meet with your lender to discuss a loan modification and get an answer right then and there. At least 19 lenders will be present at the workshop, which is sponsored by NeighborhoodWorks America and Gov. Schwarzenegger's 90 Days of Hope task force.
This is an excellent opportunity to meet face-to-face with your lender. No … (8 comments)

sacramento: Pressing Issue -- Do Your Duvet Cover Buttons Go at the Head or Foot of the Bed? - 11/30/08 01:46 AM
With all the urgent matters happening around us, foreclosures, short sales, bank failures, the economic and housing crisis, fires, terrorists, crazy Wal-Mart shoppers, I'd like to take a break and ask the question that some of you may not have even realized is an important factor in your day-to-day pursuit of love, work and happiness.
Where do the duvet cover buttons go -- at the head or foot of the bed?
My housekeeper announced to me last week that I've been making the bed wrong. In fact, for 20-some years, apparently, I've been shaking out the duvet and pulling the end … (26 comments)

sacramento: Almost Everything You Want to Know is Contained in the Purchase Contract - 11/29/08 02:15 AM
I'd say that 9 out of 10 questions received by Lyon Real Estate's lawyer could be answered by reading the purchase contract. Yet, very few real estate agents have ever read the purchase contract. They know which blanks to fill in (most of them, anyway), but I'm betting 9 out of 10 agents couldn't recite much less explain pertinent paragraphs in the contract. Yet, they ask buyers to sign purchase contracts. Does that make sense to you?
The first thing I typically do when I meet with new buyers is hand them our 10-page C.A.R. California Residential Purchase Agreement and Joint … (14 comments)

sacramento: Birds of Upper Land Park in Sacramento - 11/28/08 02:42 AM
Anybody who calls me while I'm at my home office knows exactly where I am. That's because birds are consistently singing in the background. I have cockatiels and parakeets -- and let me tell you, those parakeets chatter in 50 languages. It's not like I can say, "Hey, I'm driving down the freeway to an appointment." Callers hear the racket and know I am sitting in front of my computer monitor, slaving away.
The birds sing even louder when there are other birds in the yard, and we have plenty of bird activity around homes in Land Park. You can see … (11 comments)

sacramento: Bank-owned (REOs) and Short Sales Lead Sacramento's Market - 11/19/08 01:19 AM
Here are a few charts from Trendgraphix that I thought you would find interesting. It shows the amount of homes on the market, the number of pending and the closed sales as of October 2008. The big chart directly below is the non-REOs for sale in Sacramento county, and you can see how the inventory is falling as more sellers remove their homes from the market:

The charts below show the tri-county region of REOs and bank-owned homes on the left versus non-reos on the right. You can easily see where the interest is in today's market. But it doesn't … (4 comments)

sacramento: Anybody Can Be an Expert On Anything - 11/17/08 01:51 AM
If it's not enough that the population of hard-nosed print journalists is being thinned out, and newspaper publishers seem eager to replace veteran reporters with inexperienced and (dare I say) often less dedicated reporters, some days the news just isn't uplifting -- fires, homicides, bankruptcies, foreclosures, bank failures, you name it. As a result, some reporters are looking for more upbeat stories, I suspect.
I belong to a public relations site that releases queries from reporters who are looking for interview subjects, and thought you might like to read some of the queries they send, and why I don't respond. Can't … (15 comments)

sacramento: Are You Talking On Your Bluetooth or Are You Simply an Insane Person Who is Talking to Herself? - 11/16/08 01:38 AM

Oh, they may look like sweet little innocents, but that one on the left, that Pia, she chewed through the charger cable for my Jawbone Bluetooth. Every time I plugged it in to my computer, I received an advisory message that said my HUB device was using too much power and would be disconnected. I suspect she chewed right through the wires and crossed them, so no amount of electrical tape is going to fix that.
As a result, I have discovered there is no place in Sacramento to buy a new charger cable without buying a totally new Jawbone. … (24 comments)

sacramento: The Best Little Greasy Spoon in Land Park That You've Never Heard Of - 11/14/08 02:28 AM

I heard about the Market Club from my neighbor in Land Park a year or so ago but never got around to going there until recently. The restaurant is within walking distance from my house, too. It's a little scary looking for some people's tastes -- nestled in the middle of the produce shipping yard between Broadway and McClatchy on Fifth Street. This is an area filled with industrial buildings and dusty parking lots. Not the sort of place the public typically wanders around.
However, if you go there at lunch, you'll find business guys in suits mixing with truck … (17 comments)

sacramento: Ever Wonder About Priorities in a Real Estate Agent's Life? - 11/11/08 01:51 AM

I don't know about you, but I can get by without electricity and heat; but for goodness sake, please don't let my cellphone tower go down.
During the rainstorms last winter, many trees landed on homes in Land Park; and we're hunkering down now for another winter season.  You never know what will happen in Land Park or how many more trees will fall. An electrical line fell on a neighbor's car, and the car burst into flames right there in the street. We were without power for four days. But we got by because I still had my cellphone, … (21 comments)

sacramento: Hello -- Are You the Cash For Keys Lady? - 11/09/08 01:53 AM
The phone call began, "Hello, Mrs. Weintraub; this is Sarah Johnson (made-up name to protect the innocent) from north New Jersey." I receive a lot of phone calls that start in this fashion. That's because people will read an article I wrote on and call me for advice. They don't call the other writers from because it's not so easy to find their phone numbers. It's very easy to find a Realtor's phone number, in particular, a cell phone number.
"Hello, Sarah, what can I do for you today?"
"You're the Cash for Keys lady, so I wanted to … (27 comments)

sacramento: Golden 1 Credit Union Offers Solutions for Home Sellers After Foreclosure - 11/08/08 02:13 AM
Although Fanny Mae guidelines will prevent a seller from buying another home for 5 years after a foreclosure (2 years on a short sale), there are better options available for California sellers who have been through foreclosure. Golden 1 offers a Mortgage Repair Loan to home owners who have lost their home to foreclosure within the past 6 to 18 months.
The Mortgage Repair Loan comes with a fixed-rate of interest, and there are a number of terms to choose from. The maximum loan amount is $417,000. The loan is available to owner-occupant borrowers who took out a loan between January … (13 comments)

sacramento: The Case of the Missing Title Closing Packages - 11/07/08 01:39 AM
I'm not certain when the "change" happened, but in hindsight, I'm figuring it must have been around mid-September. I called the transaction coordinator last month to ask her to follow up with several title companies because I never received closing packages on my last bunch of closed transactions. Sometimes title sends them directly to Lyon's corporate office, but they always manage to at least send me a HUD-1 at my Lyon midtown office. I mean, they know that agents are supposed to receive a closing package.
It was like deja vu this week. I was in the process of cleaning out … (10 comments)
