selling homes in sacramento: It's Not Worth What You're Asking, Said the Buyer - 07/29/16 02:13 AM
I hear this at times from buyers: it's not worth what you're asking, as though an opinion from the peanut gallery holds any water in Sacramento real estate. For starters, home buyers are not experts. They often barely tour only a handful of homes in Sacramento before making an offer, and at that they're viewing only homes for sale, which has little bearing on the prices homes sell for.
But they have opinions, and I like to hear those thoughts. As a Sacramento Realtor representing sellers, it's good to know where they are coming from, even if it's from outer space. … (1 comments)

selling homes in sacramento: From the Sacramento Listing Agent's Point of View - 09/25/15 02:06 AM
One of my strengths as a Sacramento listing agent is I am rarely on guard when I talk to my sellers. Of course, there are issues that can require delicate handling depending on the type of personalities involved, and I'm no stranger to filtering news in a way that is acceptable to the recipient. It's what makes me excel in sales. But most of the time, I tell my sellers exactly the way it is, and I try to deliver all news with a little bit of humor sprinkled about because, let's face it, nobody can laugh too much nowadays.
Another home … (3 comments)

selling homes in sacramento: When the Best Laid Plans Go Sideways - 09/18/15 02:05 AM
Most of my days and evenings are filled with thoughts of selling my listings in Sacramento. I'm often glued to the computer for most of the day. The way I can get away with this kind of obsessive behavior is to be extremely organized in other parts of my life to the point where I don't have to really think about anything else except Sacramento real estate.
Of course, there are other things involved in a day such as my husband flying home from a State function in Burbank and expecting me to pick him up at the airport at 6:30, find … (13 comments)

selling homes in sacramento: Things Not to Do that Can Mess Up the Sale of Your Home - 10/05/14 01:41 AM
Left to their own devices, sellers can do some of the craziest things to prepare a home for sale. Sometimes, believe it or not, they leave decisions up to the contractors who are doing the work. I listed a home in Sacramento recently that was undergoing a major rehabilitation project. No idea what it looked like before the day I arrived, but the contractor said I would not have recognized the place earlier.
He was in the midst of tiling the floors. He had already laid tile throughout the kitchen, dining, living room and hallways and was heading into the master … (4 comments)

selling homes in sacramento: Why Hasn't Your Sacramento Home Sold by Now? - 10/24/13 01:37 AM
Sometimes, there is nothing more a Sacramento real estate agent can do to move a listing until the seller decides to get on board and make the changes the agent suggests. There are sellers who don't hear the suggestions. Words can sometimes fall on deaf ears because people tend to hear only what they want to hear.
There are times that I struggle trying to communicate when sellers put their hands over their ears and sing to themselves, but I don't ever give up trying to penetrate those barriers. Because I know that one day that listing will sell, and when … (4 comments)

selling homes in sacramento: The Abrupt Turn of Sacramento Real Estate Market is Like Herding Cats - 08/16/13 02:12 AM
I made Myrl Jeffcoat laugh out loud the other day when I blurted that some homebuyers in Sacramento are little shits. These guys don't know what they're doing, and they refuse to listen to their real estate agent. One of the reasons to work with a buyer's agent in Sacramento is to lean on that agent's experience and expert advice.
For example, you buy a home and sign a counter offer that says the seller will do no repairs at all, that the home is sold in its "as is" condition. Yet, buyers will still ask the seller to make repairs, … (4 comments)

selling homes in sacramento: Winning the Listing Presentation in Sacramento - 02/22/13 12:02 AM
I'm just all tickled pink this morning because I won a Sacramento listing presentation yesterday. For the most part, sellers usually just call me and tell me they want me to come over and list their home. I don't often have to compete with other agents. But it's good to compete. It's fun. And it's a humbling as well as consistently learning experience for me -- regardless of the fact that I've been in this business almost 40 years now. I can't believe that a listing presentation is still such fun.
I don't stress out over them. I figure I'll just … (7 comments)

selling homes in sacramento: What's Your Excuse? - 02/12/13 11:10 PM
Well, other agents did this horrible thing, and I've had agents do this other despicable . . . that was an excuse I received yesterday to explain a behavior. All I could say was I was sorry this agent had encountered problems. We all encounter problems. It's called life. It's called selling homes in Sacramento in a very tough climate. It's how we deal with those problems and the examples we set for others that matters. Not excuses. I've heard a ton of excuses yesterday from all kinds of people, and there gets to be a point in which a person … (8 comments)
