You won't find very many Sacramento Realtors who wear only one hat. The reason is most of them can't afford to do it. If they stopped working with buyers, for example, and focused solely on sellers, they would lose half of their business. Or at least that's the way I figure they think.
A fairly successful agent in Sacramento is a person who sells maybe 8 to 12 homes a year. Usually the way it works out is half of that is buyers and the other half is sellers. I understand that fear about giving away half of your business. But … (10 comments)

The implication is probably three-fold when buyers with agents call listing agents. First, they may possess little patience. We live in a world where everybody expects immediate responses from everybody, which is insane. Second, they might not feel their agent knows the best questions to ask or is too inexperienced or not attuned to their needs. Which means in their mind, they feel they can do a superior job. Their agent is just in the picture to write the offer. Sounds insulting to buyer's agents if you ask me.

The Sacramento caller often starts out with: Hi, Elizabeth, I'm new to the area and I don't know any agents. Would you mind representing me on your bazillion-dollar listing and helping me out?
These kinds of callers don't know that this approach is common, because they think it's unique. They're all pleased with themselves. Now, of course, it is possible that they are new to the area and maybe they don't know any agents. A few questions will clarify that situation, though. Tax records are pretty cool, too.
