south land park: Running Over a Sprinkler Head in South Land Park Was a Lucky Break - 07/10/09 03:22 AM
Right in the middle of my buyers' home inspection in South Land Park last month, I had received a text message that another client's offer was accepted. We had but a mere hour to return the signed counter offer. So, I rushed back to my Land Park home office to pull the offer off the FAX (why can't agents email them?) and send the counter offer to the agent. Then I hopped back in my car to return to the home inspection.
Zipped up to the curb. Crunch. I heard a noise. Jumped out of the car and looked around near … (32 comments)

south land park: Increase of Burglaries in The Pocket / South Land Park Areas of Sacramento - 02/05/09 01:17 AM
I received a notice from the Land Park Community Association this morning advising residents to be on the alert and report suspicious activity to the Sacramento Police department.
One of my own clients had a break in last month. The thieves broke a window on the back of the home and carted off electronics and jewelry. At first I thought she said, "They stole our weed," and I was thinking that maybe she shouldn't be confiding that sort of thing to her real estate agent. I mean, it's none of my business.
Then I realized she had said "Wii."

south land park: Review of Akebono II on Freeport south of Land Park - 01/26/09 01:45 AM
Ever since the 1980s, I've been dining on sushi and sashimi at least once a week or so. I'm like an addict who needs a fix. After a week without sushi, I begin to feel a strong craving for raw fish. I don't want to turn into a walking thermometer like Jeremy Piven, but if I find hamachi in the vicinity of my mouth, in it goes.
A Japanese restaurant opened in Sacramento a couple years ago down Freeport, just south of Sutterville from Land Park called Akebono II. I think the first Akebono is in Granite Bay. It's a strange … (4 comments)

south land park: Sacramento Pest Inspectors Police Themselves -- California Pest Inspections Should be Questioned - 12/16/08 01:04 AM
In California, pest inspectors approve their own work. On the surface, you might assume that it makes sense for a pest inspector to sign off on a job -- since the inspector knows what to look for and all, but when you dig a little deeper, it seems a bit insane. This is how it works: first, the pest inspector looks for termites, powder post beetles, dryrot and so forth in the home. If the pest inspector finds damage, he or she issues a report describing the work that needs to be done. Then the pest company typically subcontracts the structural … (13 comments)

south land park: Who Finds the Perfect Home -- Is it the Buyer's Agent or the Buyer? - 06/16/08 02:07 AM
The Internet has certainly made my job easier over the years and, by extension, it makes the buyer's home hunting a lot easier, too. Gone are the days when agents controlled inventory. Now, anybody with a computer and two pecking fingers can look up homes for sale on the web. Granted, some are already sold, others are pending but active listings are plastered all over the Internet. So, it might make some people wonder: What in the world does a buyer need an agent for?
Apart from those other silly matters such as offer negotiation, market value opinions,  providing neighborhood data, … (8 comments)
