At 68 days on market average, 12 South continues its showing of strong, fast sales. With an average sold price of $596,917 for July 2015, 12 South is definitely a high-end market.

Sales in 12 South continue to be consistent and strong, with 12 in May as opposed to 11 in April. Averaging 65 days on market, 12 South saw a massive drop in more than half. April’s days on market were 132 days. Newer construction ruled in May in 12 South, accounting for 58% of the sales. Average sold price was $521,002. The average sale price of $519,441 and average cost per square foot is $225.94, holding steady over four months at an excellent seller’s price in the trendy 12 South area. 12 South mark report is in for January 2015! Of the 12 homes that sold in January, half of the 12 South houses sold in less than 2 months. 12 South continues to be a hot neighborhood for new residents and investors. Average price for a home in 12 South this month was $517,100, with the minimum selling at $387,600.

I decided to start a market report for Nashville's 12th South area in 2010. I live very close to this area and frequent the restaurants and shops! Trendy and hip, the 12th South area is flooded with both old and new homes. One appeal of 12th South is that it is very close to downtown, Music Row and the Belmont and Vanderbilt campuses - a super convenient location! So, here my first market report on 12th South's home sales!
