Sales in 12 South continue to be consistent and strong, with 12 in May as opposed to 11 in April.  Averaging 65 days on market, 12 South saw a massive drop in more than half.  April’s days on market were 132 days.  Newer construction ruled in May in 12 South, accounting for 58% of the sales.  Average sold price was $521,002.

The diverse neighborhood of 12 South continues to sell well in April 2015.  Of the 11 homes sold, 9 were new constructions.  The average sold price of 12 South homes in April was $641,236.  12 South perpetuates strong sales, with the sold price averaging 99.7% of the asking price.  The trend continues to show 12 South is an excellent seller’s market right now!

The 12 South district of Nashville continues to have strong sales, with 10 properties selling in March 2015. The average sale price of $519,441 and average cost per square foot is $225.94, holding steady over four months at an excellent seller’s price in the trendy 12 South area.  Average days on market for 12 South in March was 103 days.

12 South mark report is in for January 2015! Of the 12 homes that sold in January, half of the 12 South houses sold in less than 2 months.  12 South continues to be a hot neighborhood for new residents and investors.  Average price for a home in 12 South this month was $517,100, with the minimum selling at $387,600.
 
Please note, results for square footage average and sold price per square foot average skewed by inaccurate reporting of one home.

 I decided to start a market report for Nashville's 12th South area in 2010.  I live very close to this area and frequent the restaurants and shops!  Trendy and hip, the 12th South area is flooded with both old and new homes.  One appeal of 12th South is that it is very close to downtown, Music Row and the Belmont and Vanderbilt campuses - a super convenient location!
So, here my first market report on 12th South's home sales!
