 Brentwood had strong sales again in January 2015, with a report so large, it couldn’t be contained in one blog!  With 30 homes sold East of I-65, the average closing price was $680,776.  Several subdivisions were popular in Brentwood this month, with Morgan Farms and Glen Abbey accounting for almost 30% of the total sales for January. Averaging just 68 days on market, Brentwood continues to be a highly sought-after market.

West Meade continues to prove that modernized classic homes are hot commodities.  Eight homes sold in West Meade in January 2015 and 7 of them were built in the 1950s and 1960s.  Continuing to be priced at and above the $240,000s, the average sold price was $484,925.  And the houses in West Meade are still moving quickly, with an average days on market of 62!

12 South mark report is in for January 2015! Of the 12 homes that sold in January, half of the 12 South houses sold in less than 2 months.  12 South continues to be a hot neighborhood for new residents and investors.  Average price for a home in 12 South this month was $517,100, with the minimum selling at $387,600.

Sylvan Park homes sell averaged six weeks on the market for the 10 that sold in December 2014. That’s incredible!  The gorgeous properties in Sylvan Park ranged in sales price from $267,000 all the way up to $589,000.  Average price per square foot for December 2014 in Sylvan Park came in at $240.48.

 Hey West Meaders (or West Meade wanna-bes)! Here is what happened real estate wise in your neighborhood in December 2014.  There were 8 home sales ranging in price from $242,500 to $780,000. That gives us an average of $158.36 sales price per square foot.
And wow are they selling fast!  Average days on market comes in at 78, even during the "slow" month of December.
Though homes in the $200,000 range are fewer and further between, this market report does show that this price range is still possible in West Meade!

With an amazing 60 average days on market, if you are priced right and have made the "correct" updates (READ: kitchen & master suite) then your house will sell!
Oak Hill may now be officially priced out of the $200,000 price range according to this report...

 The trendy 12 South neighborhood market report reflected 11 houses sold in December 2014.  The eclectic neighborhood, which offers both new and old construction, saw homes build in the 1920s as well as new homes fly off the market, averaging 85 days.  One of the homes in 12 South that sold this month had inaccurate information provided for the square footage, bedrooms, etc, reporting only 1 square foot.  With an average sold price in December 2014 of $500,000, 12 South continues to be a trendsetting neighborhood.
