Oak Hill had an awesome April for sales, up to 7 homes sold from 2 in March!  Not only did the number of houses sold increase, but the days on market decreased from 55 to 50 in April.  The average sold price in Oak Hill this month was $671,642.  Only 1 home in Oak Hill sold under the $300,000 threshold in April.  Averaging just under 3,000 square feet means you can definitely find plenty of house for your money in Oak Hill.

Sylvan Park had another strong month of closings, with 11 in the month of April.  Not only did closings increase from March but the days on market went from 81 days down to 65 in April.  This is an impressive decrease of 20% in the turnaround time for the hip Sylvan Park neighborhood!  April average sold price in Sylvan Park was $516,029.

Reflecting the swing in fast closings as the months warm up, West Meade had closings averaging only 68 days on the market for April 2015.  The average sold price was $460,740, up in April from $410,538 in March.  West Meade offers nice-sized homes, with homes ranging from 1,950 square feet all the way up to 3,416 square feet for April closings.

Brentwood East of I-65 continues to sell well, with 31 properties selling in February.  The lowest priced house sold at $386,000 and Brentwood averaged a sold price of $783,136 in February. It is definitely a sought-after area of town that people are happy to pay for the privilege in which to live.  But Brentwood continues to be accessibly priced, averaging $175.55 sold price per square foot.

The Sylvan Park area had 3 homes sell in February.  The average days on market was only 26 days for Sylvan Park. February also continued to see a strong sold price per square foot, with an average of $239.28. The price range of sold homes in Sylvan Park was $271,000 to $594,300.

In the snow and ice of February, the 12 South area of town had two closings.  The homes averaged 2,206 square feet.  The homes that sold in February ran the gamut of years built, with one a charming bungalow from 1930 and the other a modern brand new construction completed in 2014.  12 South continues to have fast closings, averaging 43 days but with one home closing in just 2 days!

Wow, Brentwooders!  Brentwood East of I-65 continues to be a hotbed activity.  The December 2014 market report shows 33% of the houses that closed in December 2014 were on the market for under a week!  The hottest selling markets were Cromwell, Morgan Farms, and Taramore.  While Brentwood new construction is definitely moving and shaking, existing homes still accounted for 60% of the December 2014 sales.  With an average price of close to $700,000, Brentwood still offers a lot of bang for the buck.
