COLD CALLING - YUCK!
I've been working leads since Day 1 in the Real Estate Business.  At the beginning, I definitely had the sweaty palm syndrome.  I would procrastinate making the cold calls, talking to friends at the office.  Finally, I would bite the bullet and start making the calls.
WHAT IF THEY ARE MEAN TO ME?
I'll be honest.  I don't like to be on the receiving end of these types of calls, so I was totally cool with people not responding nicely.  After all, life is short, right?!

There IS some good news to report on Home Sales in the Greater Nashville area for December 2009 - Check it Out!

 
There were 1,612 home closings in Greater Nashville during December, representing a 13.3 percent increase from the 1,422 closings reported during December of 2008.
 
During the 4th quarter there were 5,730 closings in the region, which is a 29.8 percent increase over the 4,413 closings in the 4th quarter of 2008.

While Downtown Nashville Condo Sales were higher in number during October 2009, November 2009 still had a healthy number!  Just take a look at the condo sales for downtown Nashville this past month:  

The Riverfront Condos, Bristol on Broadway and the Viridian all topped the charts this month as the downtown Nashville condos which drew the most homebuyers for the month of November.
And with good reason!  The extremely affordable Riverfront Condos are always a good bet, the Bristol on Broadway has a great location and I personally love the Viridian!

 The Green Hills Condo Sales were down a bit from the previous month. 

Green Hills Terrace and Burton Hills were the top two condo choices for Green Hills homebuyers in the month of November 2009. 
And it's a good thing that they got in while they did, because the month of December in the Green Hills area of Nashville is notorious for its crazy mall traffic!

 Oak Hill home sales continued to sag in November 2009.  Down yet another closing from the previous month, Oak Hill showed only three closings during the November month. 

The good news is that the Oak Hill home sales price per square foot is up from $146.74 to $155.80!

 WOW - check out all of the downtown Nashville condo sales for the month of October 2009!  35!!! 
Ranging in price from $64k to $434k, these condo sales reflect a couple of things:  1.  the push towards the original ending date of the first time buyers tax credit and 2.  the trend of living in downtown Nashville!
A large percentage of these downtown Nashville condo sales were at the Velocity in the Gulch, who cleverly offered to match the $8k tax credit as an incentive to purchase.

The price range for these Oak Hill home sales was $315k to $499k.  Here are the results:

I just received an email explaining all of the details on the Homebuyer's Tax Credit, which has been extended and expanded to current homeowners.
According to Me, this is good news for current homeowners, who were previously left out of this tax credit.  Perhaps this will encourage the middle part of the housing market to start moving!  This is also good news for first time homebuyers, as they now have another five months to seal the deal on their first home (that is, if they can actually get approved for a … (2 comments)

Yes, you read that right.  Thirty (30) of these luxury downtown Nashville condos are going to be auctioned off on Saturday, November 21, 2009 at the Renaissance Hotel Nashville.
The starting bids will be $159K for a 900 square foot condo, going all the way to $399K for a minimum bid on a 2,090 square foot condo. 
Previously I did a blog post on the Terrazzo Condominium Complex and, at the time, the starting price for one of these condos was $317K.

In September 2009, condo sales in Downtown Nashville were definitely healthy!  Just have a look at this market report!

From the looks of it, Downtown Nashville Condo Sales were the greatest in these different Condo Complexes:  Velocity in the Gulch, the Viridian and the Rhythm at Music Row.
