Short Sale Low-Ballers Are Active in Sacramento But Wasting Their Time
Here is a photo of a new short sale listing in Natomas that received a spammer lowball offer yesterday. It's in active contingent status right now, meaning the seller has accepted an offer. Since it's been on the market for about a week so far, we've received a number of offers for thousands over list price and one of those is in back-up position.
But that doesn't stop the lowballers from sending short sale spam offers. They send an email with the offer -- the offer price is generally about 30% less than the short sale list price -- explaining that the offer is not a reflection of value but rather a mathematical calculation to generate a profit for the buyer. Why do they think we care about the buyer's profit? Besides, I know how they arrived at value. List price X 70%. That's a pretty simple equation.
The spammers are sending this crap on hundreds of short sale listings in Sacramento, I imagine, with the thought that if they throw enough crap at the wall, one or two might stick. But what a waste of time.
