December 2009 Market Update for the Lehigh Valley, Pennsylvania
 
The figures for the Market Update for December 2009 for the Lehigh Valley in Pennsylvania have just been released.  Here is how they look:
 
The number of sales for December 2009 were down appoximately 39.6% with 366 sales reported as compared to 606 in November 2009.
 
The average sales price for December 2009 was recorded at $206,000, up approximately 8.4% from November 2009, when the average sales price of the month was recorded at $190,000.
 
The median sales price for December 2009 was recorded at $184,000 which is an increase compared to November 2009 with a median of $175,000.
 
The average time on the market for properties sold during December 2009 was 84 days, which is an increase compared to November 2009 at 78 days.
 
The average sales price of newly constructed homes, consisting of 4 bedroom and 2 1/2 baths, for December 2009 is $345,000, which in November 2009 was recorded at $354,000.  The median price for new construction on Decmeber 2009 is $353,000 and $368,000 in November 2009.  A total of 10 new construction properties were sold in Decmeber 2009.
