The stats are in and there are some interesting developments in sales here in Sandpoint, Idaho. The City Planners focus this year has been on the revitalization of Sandpoint's city limits and appears it has been working.  The average price is now on the rise (up 2.6% from 2009 and almost 6% from 2008) and the volume is up 80% from 2009!  I would suggest the volume increase has a lot to do with the end of the first-time home buyer program based on the fact that "days on market" increased almost 50%. It would appear buyers were picking up the listings languishing on the market in the attempt to beat the "first-timer" deadline.
Prices seem to have stabilized near the 2008 benchmark for now.  ...stay tuned.
