Worthy But Neglected Points To Consider When Buying A Home
                         
 This little gem was my first home. One look at the pretty brick and fancy fireplace was enough to make the wife and I write an offer on the spot! Like most first timers we bought on emotional attachment instead of measurable criteria. Luckily our agent (Jerry Seagle with Remax in Baton Rouge) had done his homework on this one. Here are some criteria that EVERY buyer or their Realtor should consider before writing an offer.
1) School Zoning-- Many times a young couple will purchase without considering the school zone. Why? Because they do not have any children! The time to consider the resale value of your home is when you purchase it! You would be surprised at the number of people who call my office and ask to see homes zoned for "ABC Elementary". If your home is not zoned for that hot school it will get fewer showings.
2) Flood Zone Classification--This is a Scarlet Letter for most buyers. Want to deflate buyer enthusiasm over your home? Let people find out that the home is in a flood zone that requires insurance. Such a policy adds to a homeowner's monthly payment, sometimes substantially.
