Every once in a while we meet someone who inspires us to do our best.  I have found this to be true more often than not with clients who truly need my expertise and use it.  Conversely, I have had clients who, while they profess to need my professional input, believe that they know better.
The phone call I received said that they had found me through the internet and felt a connection.  They wanted advice as to what they needed to do to sell the house and what I thought the market value would be.  I worked hard to put together my presentation and give them a well researched market price.  I met with them ready to do my best work.  I was prepared.  I had done my homework.  I had experience in this particular situation, so I knew what it would take.  The seller was also prepared...to contradict every suggestion I gave, including price.  I was met with "no" at every suggested preparation to maximize their net. I responded that it was fine if they did not want to do anything; we would simply take that into account in our asking price.  The response was no again; the seller wanted to ask top dollar.
