The question below is typical of most sellers...what can I do to help sell my house for the least amount of money?
We'd love to sell the property as-is, as soon as possible, that would be much easier.  Because we weren't successful selling the property as-is we were considering upgrades but want to spend as little as possible to make the best impact.  Please advise.  Thanks.
This question was sent to me by an out of state client that was unsuccessful selling their home here because of the homes condition for over a year.  My answer was predictable considering the biggest draw back in the home was the kitchen and baths...flooring was also an issue.  My suggestion was new counter tops, appliances and flooring in the kitchen.  I also suggested plumbing fixtures and tile floors in the baths.  There really wasn't much left to do except paint and they even did that.  They did decide to put a nice vinyl down in the baths instead of ceramic...still the home looked great...and it was all money well spent because the home sold within 1.2% of list the following month.
