How do I find a good renter?  The first thing I do is make sure the rental is as clean and fresh as possible.  Carpets cleaned, walls painted if needed, clean kitchen and bathroom.  Don't forget the range and refrigerator if you provide them.  Make sure you keep the yard mowed.  You need to show that you care about your property.
 
Once the rental is ready for the market it's time to write your ad and place the sign in the yard.  I want as much exposure as possible to get a great renter, so I'm willing to spend a little money on advertising.   
 
My "great renter criteria", which I have in writing, includes copy of paycheck stub or written proof of income to cover the minimum income requirements.  Their employment must show stability.  I'll also want current and previous landlord references.  All adults in the household must pass a background check.
