Market trends

 We have recently discussed how the market is moving in western El Paso and Teller counties. The findings are interesting. On one hand, the market is slower and the number of available listed properties is up, but the available listings are decreasing through sales and pre winter withdrawals. Then it seems that a good amount of sellers are seeking to move up in residence, downsize, or move somewhere else. But the move is a choice, not of necessity, thus keeping the listed price up. There is not a great amount of available land in the Ute Pass area into Teller County, also helping the prices to stay at their present level. It has been estimated that 66% of Teller county is national forest and government land. Then there is the available water issue. We do have water, but the city of Woodland Park wants to make sure we continue to have water, which is good, and so only makes so many water-taps available each year. Several lenders have informed us that though the sub prime market apparently failed, it is being revived on a small scale to help mitigate some of the problems caused by its failure.
