Southern California Cities that Require "City Pre-Sale Inspection Report."
This is just a partial list. If you know of a city that requires a “city pre-sale inspection report” prior to closing escrow—please let me know so I can add it to the list. Just in case you are wondering: “What’s “City Pre-Sale Inspection?” First, let me say what it is NOT!....A “City Pre-Sale Inspection IS NOT an inspection for the soundness of the structure nor condition of the property.  It’s a report that some cities require prior to close of escrow in the sale of a real property; but not all cities require this report, please check with your city for more information.  I have heard so many comments from confused buyers who think that because the property passes “city” code it must mean the property is in good shape. This report will not tell you if the roof leaks, if there are foundation issues, or if there are plumbing problems. To find out if the property’s foundation, plumbing, roof, electrical systems are in working and good shape, you will need to hire an Independent Professional Home Inspector.  Starting cost for a professional ... more
