Lease Purchase Options Boost Real Estate Recovery in Lake Charles, LA

LEASE PURCHASE
I just negotiated a lease/purchase on one of my listings in Lake Charles, LA.  Lease/Purchases can be handled many different ways.
In my recent transaction, the buyer was not in a situation to purchase the home and close in 30 days so the seller was open to negotiating a lease purchase.  In instances like this a Lease is drawn up and executed for a certain period of time with all terms being negotiated between Lessor and Lessee.  The REALTOR enters into the picture  when it becomes time to execute the purchase contract.  It is easy if you can complete all the paperwork at one time.
 
 
One of the stipulations in the lease/purchase I just completed was that the buyer go ahead and complete the buyer's home inspection.  The inspection and repair outcome was completed up front and negotiated between the Lessor and the Lessee.
