Why would someone give a broker an exclusive listing and not want their property listed on the Multiple Listing Service of Long Island?  Here’s another example.  First, the sellers want an all-cash deal.  They (and their listing brokers) will pay anyone bringing a buyer the full commission available in this case.  However, they don’t want 100+ prospective purchasers showing up at their house, even thought that sounds like heaven, because they don’t want to have to entertain countless offers including mortgages, when they want out soon.  Is this the way to do it?  Well, we’ll let you know.  We expect to have our first prospective buyers in soon.
