Another Pending Charlestown RI Home - Let the Inspections Begin... my buyers have the signed purchase and sales back from Freddie Mac and have been busy scheduling inspections for the home...FINALLY.  This is one of the next steps in the process of saying a yay or a nay in the go ahead with this foreclosed home purchase for my buyers. BUT....even before we begin this process I have had the title attorney go through the title chain and make sure everything is in order here which it is.  One of the important steps to be done is to identify if the title to the property is free and clear of liens, encumbrances, etc. prior to making it to the closing table.
WELL...the only thing that can delay this closing is if the lender decides they do not like the outcome of the home inspection report.  Since this home has been empty for awhile, the septic, heat, well systems all need to be tested fully.  No appliances in the home will not be an issue as long as the buyers can show a proof of funds to cover the purchases of them which they will.  So today is another day of hope ... more
