New Construction Homes in Canyon County Year Over Year - Market Report
In the previous post I compared Ada County New Construction sales year over year 2010-2011.  Now, I want to compare Canyon County in the same way, but more importantly I wanted to compare Canyon County to Ada County.  Our entire market here has been pretty hard hit in this downturn, but Canyon County has been hit even harder.  Nampa is it's own city, but it also ends up being a "suburb" of Boise, where people who work in Boise may commute from Nampa or other parts of Canyon County.  In the Boom many people started moving out to Canyon County because homes were more affordable than Ada County and Boise city.  Now that prices have come down, Boise is affordable again and so Canyon County sees the rippling effect of that.  Granted, these numbers can't be a direct comparison because the actual populations of Canyon vs Ada differ (188,923 vs 392,365 as of the 2010 census ) but it still is an interesting comparison to me.

Ada County had  total of 692 in 2011 vs. 775 in 2010 January - October. While Canyon County had a whopping 113 in 2011 vs. 219 in 2010.  I would venture to guess the ... more
