Absorption rates for condo's are fascinating compared to single family homes.  For the price ranges and what buyers prefer.  The higher the price the higher the absorption rate climbs for condo sales, inventory and average days on market.
What I found interesting is the flip side on expired listings.  The lower the price the higher the expired listings (except for under 99,000)  There is an amazing the number of expired listings there are in the price range of 100,000-199,999.  Just about as many homes in that price range are for sale as expired in the last 6 months and sold in the last six months.
