Larkspur, CA Real Estate Market Conditions Update ~ December 2011
As of January 9, 2012 34% of the available listings in Larkspur are in escrow.
For the month of December 2011 only 3 homes sold in Larkspur for an average final selling price of $223,333.
(All three of these homes were distress sales and all on Larkspur Plaza Drive.)
The average original asking price of these homes was $259,767.
The range of final selling prices was from a low of $220,000 to a high of $229,000.
Of the 3 homes that sold only 1 sold over the original asking price and that home was bank-owned. Of the other two, one was bank-owned and one was a short sale.
It took these homes an average of 215 days to sell. The short sale skewed this number by taking a whopping 502 days to sell. Really, the banks can't respond any faster than that? 502 days?
