Cottage Grove Home sale and listing prices, Statistics for early 2012

The following graph gives us an interesting perspective on what is happening in the Cottage Grove Community.  The blue line is the listing price, showing a decline for the first half of last year.  The second half, a slow increase, interestingly list price increased through the harder winter.
 
The sold price of homes in Cottage grove.  Seemed to dip in May, then spike in July, before levelling off.  in the $230s.    This is probably more attributable to a small sampling of sales and outliers causing the variation.
