Why I want to be the 4th Real Estate Agent that lists your Big Bear Home!
You might want to be the fourth Real Estate agent to list a house in our current Real Estate market. With many of the homes in our market taking 12 months or more to sell. Sellers seem to take that long to understand where they need to price their home to sell. Often we tell them that they need to be the best value and suggest a price that should get them sold, and then they shop agents until they find one that gives them a price that matches their perceived value. This as I have said before is a recipe for disaster. This will net sellers much less in the declining market. Once the sellers that you met with 9-12 or 18 months ago find out that you were correct, they will now understand why your new price is well below that original suggested list price. They will be more motivated and this will help when you do get an offer. Overpricing in our current market is the biggest mistake a seller can make.
