Supply and Demand:  The current housing demand far exceeds the supply  Multiple offers and multiple offer status:  Your offer will not be the only one or the first one so make it count and get it in now. Highest and Best:  You may only have this one shot so make it count in your first offer there is no room for a traditional "low ball" offer in this market at all.  If you find a new listing on the market today, move on it TODAY, it may be gone tomorrow.
