The 'termite question' pops up on every home sale in the Phoenix area.  Many folks that are not used to homes having termites get all freaked out about them and have a tendency to want to walk away from a home that termites are included. And I probably would have too before I understood they're just part of the desert landscape. 
 
Here in  Phoenix Arizona there are
two types of homes:
1. A home that has termites
2. A home that is going to get termites
 
 
 
Like it or not termites are a part of what we must deal with when buying or selling a Phoenix area home. It is custom for the buyer to order and pay for a termite inspection during the home inspection period.  The seller is required to disclose in the Seller Property Disclosure (SPDS) if there have been termites and if they were treated. The seller will also transfer a termite warranty if there is one in place.
