Developers of over 55 Communities.
In our town there is a new development for over 55 year olds. The entry level units are $295k and and are roughly 1500 square feet.  They also offer units that are just about 2,000 square feet and start at $359,000. They seem to be built very well but I was wondering if agents who have showed similar communities have noticed the same thing... Of the three clients I had that were interested in these units, they all came back to me and said the same thing.  These units have a dramatic Grand entrance with cathedral ceiling on the majority of the main level.  When people are "downsizing" and moving into a low maintenance environment like this most don't care to be heating and cooling super high ceilings.  The heating and electric bills would be outrageous. It was honestly the first thing my clients all said.  at the top of this "grand" entrance was also a chandelier that was a good 20' in the air.  I had one client say "gosh, i hope they have free maintenance people available, can you imagine having to change a light bulb in that thing".  The general consensus is that the designers don't think about the end buyer they ... more
