This standard is pre-printed in the Home Inspection Addendum.
"Unless otherwise specified above, all repairs are to be performed by a contractor licensed to do the type of work required, and receipts or other written evidence that the repairs have been completed will be provided prior to or at the Purchaser's final walk through inspection of the property."
Doesn't anyone read these things???
I've examined many "paid receipts" provided to sellers prior to settlement.  The only acceptable receipt is one that includes the company's name, address, phone number and license number.
Of course, other process can be negotiated but this is the STANDARD and it's pre-printed in the Home Inspection Addendum which becomes a part of the Contract of Sale.

Pick your phrase when a sales contract's addendum identifies something and the seller agrees to get it done - all repairs done by licensed professional, with receipts provided."
It doesn't matter how you word it.  This phraseology is to prevent Uncle Bob from coming over and "fixing" something wrong.
SO WHAT DO YOU DO WHEN YOU GET REPAIRS LIKE THIS, WITH A RECEIPT PROVIDED BY A LICENSED COMPANY?
