Lake Forest IL Real Estate Market Action Report October 2012
Lake Forest's September Property sales were 21, up 23.5% from 17 in September of 2011 and -32.3% lower than the 31 sales last month. September 2012 sales were at their highest level compared to September of 2011 and 2010. September YTD sales of 215 are running 10.3% ahead of last year's year-to-date sales of 195.
The Median Sales Price in September was $691,000, up 18.1% from $585,000 in September of 2011 and down -1.3% from $700,000 last month. The Average Sales Price in September was $747,619, down -28.1% from $1,040,092 in September of 2011 and down -14.1% from $870,644 last month. September 2012 ASP was at the lowest level compared to September of 2011 and 2010.
The Total Inventory of Properties available for sale as of September was 268, down -1.8% from 273 last month and down -24.7% from 356 in September of last year. September 2012 Inventory was at the lowest level compared to September of 2011 and 2010. The September 2012 Months Supply of Inventory of 12.8 months was at its lowest level compared with September of 2011 and 2010. A comparatively lower MSI is more beneficial for sellers while a higher MSI is better for buyers.
