Northbrook's September Property sales were 57, up 42.5% from 40 in September of 2011 and -31.3% lower than the 83 sales last month. September 2012 sales were at their highest level compared to September of 2011 and 2010. September YTD sales of 464 are running 19.9% ahead of last year's year-to-date sales of 387.
The Median Sales Price in September was $260,000, down -28.1% from $361,500 in September of 2011 and down -38.8% from $425,000 last month. The Average Sales Price in September was $324,215, down -18.6% from $398,505 in September of 2011 and down -24.7% from $430,497 last month. September 2012 ASP was at the lowest level compared to September of 2011 and 2010.
The Total Inventory of Properties available for sale as of September was 209, down -17.4% from 253 last month and down -45.1% from 381 in September of last year. September 2012 Inventory was at the lowest level compared to September of 2011 and 2010.
The September 2012 Months Supply of Inventory of 3.7 months was at its lowest level compared with September of 2011 and 2010. A comparatively lower MSI is more beneficial for sellers while a higher MSI is better for buyers.
