No Thanks, I'll Just Call The Listing Agent
The listing agent, (that's the person whose name is on the sign) represents the seller and the sellers best interests.  Even though Realtor's are bound by law to treat all individuals fairly and equitably and disclose any material defects in the property.  However, that Realtor can not give you advice as to value or condition of the property.  If you are calling properties that you are finding online perhaps your time would be best served looking for a Buyer's Agent who can do that search for you and give you advice as to value and condition.  Afterall, the seller pays the commission in most cases and the only person who wins when you call the listing agent is the listing agent because they'll get the whole commission not just half, you are not going to get a better deal!!
