Change in Colorado Real Estate Contracts for 2013
One of the new changes for Colorado Real Estate contracts involves the inspection resolution.  It now is required that the buyers lender receive a copy of this inspection resolution and can ask for a copy of the inspection report. What this also means is that the underwriter could change the loan conditions/approval based on the inspection resolution/inspection report if there is something unsatisfactory to them. 
 
As a Realtor I believe this is another example of why it is critical to for agents to work together and have great communication not only with their buyers and sellers but also with each other.  How this will play out is unknown at this point but as with anything that is a change in life communication is often the key to creating win/win solutions for all involved.
