Princeville, Kauai- Ka'iulani of Princeville condos for sale
There has been some recent activity at Ka'iulani of Princeville with five homes that are now contingent  (offer has been accepted and the sale is pending). Ka'iulani 5,6,8 & 10 and 50 are contingent condos for sale with a median listing price of $1,225,000.  I doubt that the homes will sell for the list price but the median sales price will certainly be above $1 million once they are sold.  So, the median sales price should  trend back up. Ka'iulani 5,6,8 &10 are the larger three bedroom Valley homes. Ka'iulani 50 is a Fairway home.
Ka'iulani 10 is a short sale and has a scheduled foreclosure date of February 28, 2013. The Sellers have accepted a short sale offer and they are waiting for approval from the lien holder.  Hopefully the short sale will be completed before the foreclosure sale date.
Currently there are seven Ka'iulani condos for sale. Four of them are the original developer models that have been on the market for several years.  The developer also has several more units available.
