My rose bush in front of the house as if on cue has a bloom this morning!   The sky is blue.  The sun is shining.  The morning is warm.  Okay, it is still a little windy, but it wouldn't be west Texas without some wind.
Interest rates are still low.  Nothing better to get you in the mood for spring is to start thinking of putting your house on the market before the mad rush to get on
