Day 1

It's been a while since I have flipped a house myself.  I have helped plenty of others buy and sell but this is the first time in a while I have jumped in personally. ....

I won't post daily updates but maybe every few days as progress is made.

The project is in Acworth Ga and it's a 3 bedroom 2 bath modular home on a permanent foundation and 1/2 acre lot with an attached two car garage.    The basic structure is good but it is dirty, smelly, and definitely needs some TLC.  Over the past few days I have made a few stops there and done a few things.  I changed the door knobs so I can get in and out.  I pulled the refrigerator outside.  The fridge was absolutely gross.  I could not see anything dead in it but it sure as heck smelled like it and I'm pretty sure that was the source of most of the odors.

Today I got the one known plumbing leak repaired and turned the water on.  No other leaks!!!   The water heater will need to be replaced but ... more
