How Important is the MLS Page?
I've found way too many people fly through the MLS input only hitting mandatory fields and therefore post a very inaccurate listing. This practice hurts home sellers a lot more than you may think. For example, I have a buyer who is only interested in homes with a kitchen island. Our MLS here in Kansas City is phenomenal and we can narrow down searches by almost anything you want except paint color. So some agents will search through listings putting in the exact criteria their client is looking for.
This sounds great doesn't it? The problem is, since a lot of MLS forms aren't filled out correctly that search may only be showing half of the available homes with a kitchen island. So now the home seller who's agent filled out the MLS form incorrectly isn't showing up in a buyers search and the buyer isn't seeing all the homes that are available to them. This creates a problem for all sides.
Buyers now must search through photos and descriptions to try and find all the homes that fit what they're looking for and sellers have to wonder why there aren't many showings. If you're a home seller please ask your ... more
