We like the pre listing inspections. We can help the seller prep their home for sale with a "Move in Certified" inspection.
I did a pre listing insection on a home about a month ago.
This home had a few issues that needed to get repaired before the home goes onto the markets as a for sale by owner.
The sellers told me they would contact me when the repairs had been completed and I could do a final home inspection to certify the home as a move in certified home.
Only one big issue though. The work needs to be completed before the home can get certified.
The only thing that had been completed was the attic access. It had been replaced with 5/8 sheet rock. This was needed as a fire rated door. There used to be a 1/8 inch plywood paneling as the door. Not fire rated.
Here was the attempted repair for the chimney crown.

Nothing else was repaired. There was a number of other issues. Some were major.
