Some Tips That Will Set You Apart From Other Sellers
     Get a Home Inspection.
Most buyers will have a home inspection of your property.  Depending on what the inspector finds will determine whether or not your buyer will want to continue.
Usually the items are reasonably small but if you have a first-time home buyer most things will scare them.  Depending on the severity of the item, they may back out.
One solution is to get your own home inspection.  They usually run between $250-$300.
This way you will get ahead of the game.  You will have the opportunity to fix things before the buyer has their inspection.
Many buyers are also having a hydro-static test and there has been an increase in problems concerning it.  It would be a good idea to have this done, too.
Get A Home Warranty
