  I, Pamela Madore, am not an appraiser.  An appraiser is licensed and trained to do an appraisal.  To get a license an appraiser needs more than 150 hours of classes.  Then testing, testing, testing and training.     My point is that appraisers are trained extensively to find property values and as Realtors we have minimal experience in comparison.  However, we are trained enough to be able to compare properties that are for sale and those that have sold.  That is called a Comparative Market Analysis (CMA).   We always have to remember that the value of the property is worth what someone will pay.  The advantage an appraiser may have is that we have found a buyer that is willing to pay X amount for your househouse.    I like to do a CMA at the beginning of the listing process and then every couple of weeks after that.
