Princeville Kauai condo (and house) update for the week of Jan 5th to Jan 11th

It’s been a beautiful week in Kauai after some cold days which got into the 60′s. This is the one time of the year where it’s very easy to distinguish locals from visitors, who are all parading around in shorts and tank tops while locals dig out their jeans and sweat shirts.
Nihilani is finally building the last building in the complex. The lot for building 12, which up to this point has handled overflow parking, is now under construction with a tentative completion date in Apr 14. Due to the economy, the builder never completed this last building as he had a great deal of trouble selling his existing inventory.
The building consists of three units – the downstairs, single story Moana with 1406 sqft, and the smallest offering within the complex; the second is the popular townhouse style Makani with 1874 sqft and the third is the largest unit, the Mahina which is a single story upstairs unit of 1972 sqft. Pricing was just released: Moana is $595K with HOA’s of $478, Makani is $675K with HOA’s of $637 and Mahina is $665K with $689 as the HOA.
