What is a Seller's Responsibilty to the Buyer?
 
From every unfortunate incident comes the opportunity to give good advice.  If you have recently gotten your listed home under contract, congratulations are in order.  You are now on the road to the closing table and if there is just one thing to pay absolute attention to, it is the part of the agreement that states you will maintain the property in the condition required which may vary from document to document.
 
But, the bottom line is, when the buyer does his walk-thru, he better be getting what he is entitled to.  To prevent problems at the closing table, please do not do any of the following unless they were agreed to in the contract:
 
Swap out appliances, pool equipment or garage door opener
Replace lighting fixtures and fans or window coverings, drapes or blinds
Paint walls or ceilings
Remove items that by legal definition are “attached.”
Take the mailbox
Dig up your favorite Palm Tree in the front yard
