House Not Selling?If It's Not The Weather,then it's CONDITION or PRICE
Dear Mr. Seller,
My contractor spelled it out for me very simply today. If a house is on the market and it hasn't sold in two weeks, there are only three things that could be wrong.
The first is the weather.  When it is 2 degrees and snowing outside, you are probably not going to get a lot of showings. Hurricanes can make it difficult for buyers to get there too.  Sometimes, even the most motivated buyer is stymied by catastrophic weather conditions, like a derrecho or polar vortex, but these are extreme conditions, which don't last all year. (At least I hope not!) 
The second is condition.  Buyers are busy and/or don't have much cash left after closing, so they want the home to be in move in condition.  Start at the front door and work your way through your house as a buyer would, identifying anything that needs to be fixed - then fix it! Don't just admit these things are a distraction or deterrent. 
Finally, the deterrent could be price. When everyone else's house is selling and yours is not, please listen to your realtor.  Your realtor is not trying to make you miserable or unhappy by suggesting a price reduction. Your ... more
