More Than Just a Home Warranty
There are so many choices to make when suggesting a home warranty.  It's like alphabet soup!!  AHS, HWA, HMS, HSA, and the list goes on.  How do you choose?
Suggesting that your seller purchase or provide a home warranty with the sale of their home is about peace of mind down the road.  How many days will the listing be on the market?  Can the homeowner afford to make repairs should something like the furnace or refrigerator stop working?  And, what about after sale support from the home warranty company?
In one transaction I sold a home to a buyer.  They had a home inspection and everything appeared to work.  The refrigerator was plugged in and when opened the light came on.  Shortly after settlement I got a call from my buyer that the refrigerator wasn't staying cold.  The seller had provided a home warranty so I immediately told them to call the warranty company.  A representative came out to the home and upon further inspection mice had chewed through a lot of the components in the back of the refrigerator and it could not be repaired.  The warranty company refused to pay because they ... more
