You have 4 options for buying or selling a house in northern Virginia.  All four options work, and get to choose which option suits you best.
You would be wise to check out the market conditions before you sell or buy a house.  
If you're selling, I urge you to contact 3 Realtors for market evaluations of your property's value right now, and what each Realtor will do to market your house.  No two Realtors work the same way, and each has their own menu of services they provide when you sell your house.
If you are buying a house, I urge you to contact an agent who is referred to you by a happy customer, and set aside time to visit about your situation.  A competent agent will refer you to an experienced mortgage banker who will calculate your financing ability.  The agent will also give you an overview of the market.  No two agents work the same way, so find someone with whom you connect at an emotional level... someone who really gets you.
