No Showings While The Earth is Spinning...
I just found THE house for my buyer on our MLS today. It's perfect. My buyer would be willing to pay above asking price. There's only one problem; it can't be shown. The house has been sitting on the market for 99 days and now I know why. Per the request of the seller:
 
"No showings on Friday, Saturday and Sunday and only between 4-7 on Tuesday and Thursday. On Monday's showings are authorized between 11-3 p.m. Wednesday's: all day until 5 p.m. Seller must have 24 hour notice and the showing window must be one hour; no overlapping showings. The lock box is hanging from a fruit tree on the west side of the house behind the oak tree, just to the left of the bird house. The alarm is *#2134, then press off. The alarm pad is located in the kitchen. Turn off all lights, do not touch the air condition, take shoes off, do not touch piano, please don't let cat out, dogs are in their crates."
At some point it just isn' worth it.
