The phone has been ringing this January.  Buyer's Agents are calling me asking if I have any Yardleys coming on the market.  Hopefully the spring market will bring some mid-sized single family homes to the Braemar real estate market.  Right now, in this edition of the Braemar Property Value Report, we'll look back at the last two months of the real estate market as it pertains to Heritage Series homes.  Heritage Series homes, for those who may not be familiar, are the mid-sized single family homes, built by Brookfield Homes, with two car attached garages including the following floor plans:  Exeter, Yardley, Zachery & Waverly.
There were two sales of Heritage Series homes.  One was an Exeter that sold for $419,000.  The other was a Yardley that sold for $470,000.  The average of both sales gives us our new average market value for Heritage Series homes of $444,500.  That's an 8/10th of 1% decrease in average value since last report and last year.
